Over the last 8 years, we have established and perfected an exact criterion to match all potential properties against; this helps select which properties are right for Vets4Pets. Factors we consider include location, unit size, parking availability and competition to name but a few. We also use several software packages to ensure our properties are located in the best geographical areas for Vets4Pets. Properties are sourced either directly by our Business Development Department or through our comprehensive network of Commercial Property Agents and Developers.
Once a property has been identified, the Business Development Team conduct a thorough due-diligence exercise to ensure the property meets our exacting requirements. This exercise is not limited to the physical property itself. We assess household quantities and quality, traffic flows and most importantly, the competition within the area. A full report is compiled and thoroughly reviewed by Vets4Pets’ Property Committee, a committee consisting of Directors, Business Development and Operations staff, to ensure the project is right for Vets4Pets. We call this process the “feasibility stage”.
When a project receives property committee approval, we then move it into the “project management stage”. This stage is highly diverse and involves working with Vets4Pets’ strategic partners to ensure the project is delivered as timely as possible. Solicitors, architects, planning consultants and shop fitters are just some of the strategic partners we work closely with. Achieving satisfactory planning is the longest stage of the process and can take up to 3 months alone. Shop fitting typically takes 5 weeks; where we transform the unit from a “shell” into a high tech, modern veterinary surgery.
The length of the process is highly dependent on a couple of key areas, the first being whether we are “property” or “partner” led. Sometimes we identify a property first and need to recruit a suitable partner, whereas other times we have a partner who is ready and waiting for us to find them a property in their preferred location. Process time is also affected on whether the project is a “new build” or “conversion” opportunity, the latter being delivered quicker in most cases. All things considered, an average project will take 7 months to complete, from identification of the property to handing over the keys to a brand new surgery!

Some of our properties are new build units, whilst others require conversion from petrol filling station sites, retail units and even car showrooms for example, like this one in Beeston.
